What is possible, what is allowed and what is obligatory?

The legislation on ventilation is clear: airing alone is not enough for a healthy and energy-efficient home. In order to achieve this you must ventilate continuously using a controllable method. Did you know that the air quality in the house is on average 10 times worse than the air quality outdoors? Cooking, showering, heating, cleaning, sweating and even breathing are the causes of this, together with the use of glues, building materials and detergents. In increasingly better insulated and air-tight buildings this indoor air must, therefore, be continuously refreshed in using a controllable method. But what exactly does the law say?

Ventilation and EPB

The ventilation legislation is contained in the broader EPB story (energy performance and indoor climate), which aims to prevent energy waste as much as possible. In no uncertain terms, according to EPB, every home must be equipped with a ventilation system that is capable of supplying or discharging 3.6 m3 of air per hour and per square meter of floor surface. This system can be chosen and does not necessarily have to be mechanical, although it is strongly recommended because of the many advantages. In other words, you have the choice between system A (natural supply and discharge), B (mechanical supply, natural discharge), C (natural supply, mechanical discharge) and D (mechanical supply and discharge). In practice, the first two systems are hardly ever used.

Obligations for renovation and new construction

In the case of a new construction, extension and drastic energy renovation, a complete ventilation system must be provided: dry rooms (living room, bedroom …) must be equipped with window ventilation, a supply grille in the external wall or a supply opening for mechanical ventilation. Intermediate spaces, such as the lobby, must have grilles in the interior doors or interior walls or there must be a gap of at least 1 centimeter below each interior door. Wet rooms (such as bathroom, storage room, kitchen, laundry room …) must have a discharge channel that is connected to mechanical ventilation.

Anyone undertaking a renovation project should only install or have installed, at the minimum, supply and discharge facilities in all dry areas where windows are replaced or added.

Professional ventilation

There are many considerations to take into account if you want to comply with the ventilation legislation. It is, therefore, highly recommended to work together with a professional installer, especially since you, as a taxpayer, must have, since 2016, a preliminary ventilation draft and ventilation performance report. By working with a professional, you can be sure your ventilation meets the required standards and you avoid fines from the VEA (Flemish Energy Agency). But above all: you optimize your quality of life considerably thanks to a healthy(ier) indoor climate. And that remains the most important motivation until further notice!
